Extensive remediation of a partially occupied apartment building.

The Anchorage Apartments is a four-storey complex on the waterfront in Mt Maunganui, right next-door to our Salisbury Crown Apartments project. The 66 units are a mixture of owner-occupied and serviced holiday apartments.

Our scope of work in this 17-month project included the complete removal and replacement of the exterior cladding, including the windows, façade and decks, and extensive work in the previously problematic in-ground pool area. We also completely re-built the roof, re-pitching it and adding a new high capacity internal gutter system.

The three cladding systems used on the exterior (RAB Board, Eterpan and Parklex natural wood veneer) were adhesive fixed to minimise maintenance. We used Alucobond Plus for the mansard and parapet cladding, including a free draining system forming the negative detail that eliminated the need for sealant joints.

We completed the extensive remediation project in two stages to allow the building to be partially occupied throughout, with permanent residents moving from one side to the other as worked progressed. Residents praised the team for keeping them updated with regular newsletters.

On site we worked within pre-agreed hours and observed strict noise restrictions, working closely with the building manager to make sure that disruptions to both the long-term residents and holidaymakers were minimised, and that the safety of both the site teams and residents was prioritised at all times.

Along with the new glass balustrades, the claddings give the apartment complex a fresh, contemporary look, while ensuring that the building performs much better in the harsh marine environment and that ongoing maintenance is minimised.
