High security office delivered smoothly on a design & build basis.
We were engaged on a Design & Build basis to fit out two floors of a high-rise building for a government department’s new Christchurch office.
The project started with a full strip out of the previous tenant’s fitout, with our team finding new homes for as many items as possible through our partnership with Trash 2 Treasure. We also established a new recycling stream for the large volume of fluorescent tubes and bulbs.
With a blank canvas to work from, we discovered unforeseen issues with the base build. We worked with our carefully chosen team of consultants and subcontractors to bringing the floor levels back within tolerance before proceeding with the fitout, working efficiently to ensure that it didn’t impact on the programme.
With sometimes highly charged hearings taking place, there was far more emphasis on security than in a standard office fitout. The design incorporated secure corridors, door controls, security cameras and panic buttons. Privacy was also a major concern for the client, with meticulous attention paid to the acoustics through both the design and build phases.
We craned materials in to the 7th and 8th floor site through a window, as many of the materials would not fit in the lift and monopolising the lifts would have been disruptive to the other building users. We also completed noisy works outside business hours to avoid impacting the tenants above and below.
With our team fully in control of the collaborative, proactive approach on the project as part of the Design & Build delivery, the client enjoyed a smooth delivery of their new office space.
