The new Endoscopy Auckland facility in Newmarket’s healthcare precinct comprises a basement level with plant rooms and car parking, a ground floor featuring a main reception area, 16 patient recovery rooms, four operating theatres, and staff amenities on the first floor including bathrooms, offices and sterilization rooms.
The building has a hybrid superstructure of reinforced concrete and structural steel. The external envelope features two cladding systems, Nu-Wall on the upper level and Dimond Deck 400 on the ground floor, complemented by a Kingspan roofing system.
Construction of the facility involved several challenges, notably the site’s proximity to residential boundaries. We excavated through basalt rock to a depth of 4.5 metres within just 1.5 metres of the boundary, installing an extensive temporary retaining wall. Other challenges during the early stages included the management of contaminated soil and diverting three clay wastewater lines dating back to 1919.
The facility includes advanced medical services integrated into a tight footprint, with limited space in the plant rooms and ceiling voids. Our team meticulously coordinated the systems, implementing robust quality assurance process and often devising bespoke solutions to meet stringent healthcare requirements.
Delivery of the project included an extensive value engineering process undertaken in close collaboration with the client, resulting in substantial cost efficiencies while maintaining exceptional standards of quality and performance.
22 Kipling Avenue is on track to achieve a 5 Green Star Design & As Built rating, making it one of the first private hospitals in the country to target the New Zealand Excellence rating for sustainable buildings. We were delighted to hand the project over early, with the facility opening to the public just two weeks later.
