Comprehensive strengthening and façade upgrade.
We were involved in the 32 Ballarat Street project on an ECI basis, working with the client and their consultant team from early in the project to develop and cost their concept designs. Once on site, we stripped the building back to its structure and installed nine tonnes of structural steel over both levels, carefully planning the installation so we could fit long lengths of steel into tight spaces.
We also built a new accessible bathroom on the ground floor, upgraded the electrical services with a new distribution board and two sub-boards, and completed passive fire works to split the floors into separate fire cells.
The second part of the project was to upgrade the exterior with a new front façade with aluminium, stone and cedar cladding, plus an enclosable deck structure. We refreshed the rear of the building with a new plaster system and paint.
The central location on a pedestrianised street had its challenges, with deliveries planned first thing in the morning. Our team checked in regularly with the neighbouring properties to ensure our works weren’t affecting their operations.
With the client based offshore and their Project Manager located at the other end of the South Island, communication was key to keeping the project on track. We worked closely with the client, keeping them well informed throughout.
The building was transformed inside and out in this comprehensive seismic strengthening and façade upgrade project, with the interiors completed to a high standard ready for their specialist tenant fitouts and the exterior turning heads as one of the best looking buildings on the street.
