Fast track, high-quality inter-tenancy staircase adjustment in an occupied office.

The project involved adjusting inter-tenancy staircases at the ANZ Centre, removing two flights of stairs to create separate tenancies. The staircases were a steel structure with glass balustrades, finished with aluminium cladding.

Once the stairs were removed, we filled the voids with structural steel, timber Bondek panels and Dragonboard flooring substrate. We installed new ceilings and bulkheads with electrical services, smoke detection and sprinklers, and created a fire seal between the levels. We protected the glass balustrades with insulation from the staircase while we completed the structural work, a sustainable solution that was also time and cost effective.

With the work impacting five levels of the building, we worked a mixture of day and night shifts to accommodate the live office environment, using dust curtains and floor protection to limit the mess.

We collaborated with the Queenstown-based structural consultants using 3D models, which sped up turnaround times in the fast track project.

With new finishes carefully matched with the existing decor, including carpet, tiles, glass, timber handrails and perforated metal cladding, you would hardly know that the stairs had ever been there!
