Second stage of a retirement village refurbishment.
We returned to the Bupa Liston Heights retirement village in 2025 following the successful completion of a similar project the previous year. The project started with an extensive demolition and strip‑out of the existing layout, with windows, doors and kitchen units carefully removed so they could be donated to the community for reuse.
We were expecting to remove some asbestos, with textured ceilings identified in the asbestos report, but our team flagged and tested additional areas of concern in the walls. This resulted in removal of an additional 1000sqm of plasterboard linings, which we managed to complete in line with original programme.
We installed new structural framing to reconfigure 17 existing units into 15 modern care apartments with overhead patient hoists, along with communal lounge and dining spaces, staff facilities, toilets and bathrooms, sluice and sterilisation rooms, and fire cells to meet current compliance requirements.
The refurbishment included new wall and ceiling linings throughout, double‑glazed aluminium joinery, kitchens, bathrooms and floor coverings. We also completed a comprehensive upgrade of building services, including HVAC, electrical, hydraulic, fire suppression and nurse call systems.
We delivered the project in a live care facility, segregating the block we were working on from the rest of the village. Detailed planning ensured essential services remained live, minimised disruption to residents and staff, and maintained the safety and functionality of the facility for the duration of the project. We also employed a young person for work experience on the project through our partnership local youth employment service Taupō Pathways.
