6 The Esplanade is a new apartment development that sits right on the waterfront in St Clair. The four-storey building has retail and parking on the ground floor and four luxury apartments on the three upper floors.

Our team began working with the client and their consultants on this project in July 2015, over a year before we started on site. We built a strong, collaborative relationship with the project team, contributing buildability advice right from the design stage to ensure that the complex design on a tight and very public site would succeed.

Our initial contract was for the base build plus the penthouse fit-out for the client. The rest of the apartments sold off-plan, with the new owners keeping our team on their toes as we incorporated numerous design changes and managed three additional sets of interior designers, subcontractors and building consents, all while endeavouring to keep the programme on track.

The busy location, surrounded by ten businesses, meant constant communication and careful traffic management were required to ensure public safety and good neighbourly relations. Other challenges on this sensitive coastal site were connecting the services in the roadway while ensuring the adjacent sea wall anchors and heritage building were not disturbed.

Four delighted families moved in to their beautiful new homes just in time to celebrate Christmas. The new building adds modern character to St Clair’s popular waterfront promenade.
