An economical, fast-track design & build project with five open plan tenancies.

Our Papamoa Plaza Office project originated through our valued client Tinline, who required a commercial office building designed and constructed to a strict design brief. Leasable floor area, budget and construction milestones where the key drivers, and the design also needed the flexibility to accommodate lease requirements and tenant-driven deliverables.

To deliver the condensed design and construction timeline, Naylor Love committed to a Design & Build package consisting of a base build of 1,200m2 designed with five open plan tenancies.

Naylor Love lead the design team and had significant influence in the design development, with a primary focus on design milestones and approvals, consenting timelines, buildability and material selections that leant themselves to an accelerated construction sequence and programme delivery.

The base build construction consisted of traditional pad and strip footing foundations, concrete slab on grade. The primary structure was a structural steel frame, enclosed with an exterior façade utilising a mix of commercial grade aluminium shopfront , proprietary Korok wall panels, metal cladding and Trespa cladding to the feature elements. A simple single pitched PIR roofing system directs rainfall to an external gutter system.

The use of the PIR roof cladding system and the Korok FRR wall cladding systems allowed for rapid close-in of the building envelope, achieved the insulation, weathertightness and fire rating requirements of the building code without the need for secondary layers and build ups.

Getting the building envelope closed quickly in allowed the interior base build fitout to start early in the construction programme. This consisted of full height tenancy walls, ablutions, kitchenettes, commercial office ceilings, HVAC, fire protection system and lighting.

Naylor Love drove safety in design and designed all maintenance and servicing risk out, including all plant being design and located at ground level, eliminating the need to access the roof for maintenance and servicing.

We also accommodated early access for tenant fitouts, which assisted the project stakeholders with a timely and successful handover and occupation of the building. Construction was only 24 weeks from start to finish for a quality build that fulfilled all of the client and tenants’ requirements.
