A high-spec, boutique apartment development in Point Chevalier.

Point & Miller is a five-storey, 21 apartment development in Point Chevalier.

With a footprint of 520 square metres on a 727 square metre corner section, space was our biggest constraint. Additional considerations included the school 100 metres down the road and the close proximity of neighbouring properties. Meticulous planning and regular liaison with the neighbours ensured that we reduced the impact on the neighbourhood during construction.

The high water table in the area led to ground water issues during the excavation, piling and foundation works. We carefully researched dewatering options, opting for a solar-powered lamella system to collect and filter the ground water so it could be discharged safely into the stormwater system.

With a resource consent that specified restricted site hours and ongoing Covid-19 lockdowns, the programme was under pressure from the start. Collaborative planning sessions held early in the project led to number of efficiencies, including redesigning the slab propping to allow internal fitout works to start well before the back propping was removed.

The early investment in planning paid off at the end of the project, when we handed over only 6 working days later than the original contract programme and well within the extra time we were awarded. This did not come at the expense of quality in the high-spec, boutique development, with the building declared defect free within 13 working days.
