New Zealand’s biggest build-to-rent apartment development.
Resido is a 295-apartment development in the heart of the Sylvia Park precinct. It consists of three multi-storey apartment blocks, a basement car park, a fully landscaped podium, community gardens, a dog walking facility and a community building with a gym, media room, office space and kitchen.
The steel structure is supported by internal concrete shear walls, with double T’s and in situ concrete floors. We used climbing formwork for the multiple shear walls across the three buildings, allowing the progression of shear walls independently of the rest of the building structure. This proved to be efficient and effective, speeding up the build process.
Once the structure was complete, we installed the panels forming the main façade of the apartment blocks. Our team developed a methodology where the panels were formed, cast, glazed and painted off-site, allowing us to get the buildings weathertight. We lifted the panels into place with tower cranes transferring them from the tower crane chains onto a needle system for precise final placement, freeing up the crane to continuously offload panels. The speedy fabrication and installation system allowed us to get the buildings weathertight in record time.
As the structure and façade works continued, we started the apartment fitouts, basement car park and landscaping. With multiple workfaces and up to 400 workers on site at the peak, getting everyone working together was vital to the success of the project. We undertook detailed planning meetings and onsite coordination with our subcontractors, keeping them involved and engaged. An exceptional waste diversion rate of over 92% is just one example of the team’s achievements.
We handed Resido over right on time on the 4th of June 2024.
