University of Waikato M Block

We completed a comprehensive seismic upgrade of the University of Waikato’s M Block. The works increased the five-storey building’s seismic performance to 67% NBS through the installation of brackets under the precast floor slabs, installation of 17 new shear walls and foundations across the lower levels and basement, and structural restraint upgrades to the 56 precast concrete fins forming part of the façade.

Delivering the works while the building was occupied was a major challenge. We carefully staged the scope across multiple zones, coordinating around a busy schedule of campus open days, student services, library operations, postgrad facilities and quiet study spaces, with disruptive work scheduled at night.

Early contractor involvement was central to the project’s success. Working with the consultant team, we helped optimise more than 3,600 strengthening brackets, reducing the original 800mm design to 250mm while maintaining structural performance. This saved over 35 tonnes of structural steel and resulted in a safer, more efficient installation process through the congested ceiling spaces.

Digital solutions underpinned our approach from day one. We started by digitising historical drawings and services information, then integrated the structural data to create an exact model of the building. We then used laser scanning, point-cloud modelling and 3D modelling to clarify complex seismic detailing before work commenced. Digital tools helped us to identify clashes, optimise installation, capture quality and as-built records and minimise rework, enabling efficient delivery across multiple work fronts.

We complete the project two months early, even while incorporating additional scope including bathroom upgrades and weatherproofing.
