A five-storey mixed use development in Queenstown’s Five Mile Centre.

Craigs Investment Partners House, known as Five Mile Building 8 throughout construction, is the third stage of the Five Mile Centre in Frankton. It has 16 separate tenancies over five floors, with just under 6,000m² in floor area. The ground floor is retail/hospitality (including a Joe’s Garage that we fitted out in a separate project), and the top four floors are offices, including Naylor Love’s Queenstown office.

The structure is traditional steel and concrete, but the building’s many different elevations and angles and 10 stepped balconies mean it certainly isn’t a standard box. Our site team were involved with the project from the pre-construction stage, contributing buildability advice to ensure that we could achieve the architect’s vision safely and effectively.

Designed to achieve a seismic rating of 150% of NBS, the foundations are 26 X 20 metre screw piles connected to concrete ground beams. There are 100 concrete panels and 160 tonnes of steel in the building, plus glazing units that we put together on site to ensure that the windows could be installed in close coordination with the numerous façade elements.

Despite the very tight programme, meticulous detailing, a high level of bespoke building elements and consultants located from one end of the country to the other, we were pleased to hand Building 8 over three weeks ahead of schedule.
