Lab fitout in an occupied office building.
Following the successful completion of a stunning office fitout, our Auckland Projects & Interiors team negotiated a second stage of work at NIWA’s new Wyndham Street office. This involved the demolition of an existing office fitout and services and construction of new lab spaces. The new laboratory supports advanced scientific research, experimentation and educational activities, with integrated fume cupboards, acid baths and dangerous good storage areas.
Despite significant constraints, we worked with the consultant team to develop and coordinate a practical solution for routing the fume exhaust system through occupied areas and safely discharging it at roof level. The complexity of the project was heightened by limited service routes, fire and building code requirements, and the need to minimise disruption to existing occupants.
To achieve this, we coordinated extensively with the architects, fire engineers, services consultants, contractors, body corporates and individual property owners to identify a compliant pathway for the exhaust ductwork. This ultimately resulted in the design and installation of a new fire-rated riser extending through all four levels of the building. The process required careful stakeholder management, multiple rounds of design review, and formal approvals from numerous parties with differing interests and operational concerns.
Through proactive communication, technical coordination and collaborative problem-solving, we were able to gain the necessary stakeholder buy-in and successfully deliver a solution that balanced operational, safety and commercial considerations.
